We (Hubby and I) have spent a couple of Sundays driving around the Chattanooga area looking at neighborhoods and going in a few open houses. Though we say we want to downsize and also find something that requires little maintenance it is very difficult to find something that doesn't mean "downgrading" at the same time. Location is a big item also. The ideal neighborhoods of when I lived here 50 years ago are far from that today. Plus we are intent on finding a place that will suit us for the next 20+ years, into those years when we will need household help and alternative transportation. Plus we would like a location that allows us a easy jaunt back to Georgia, both for his job and visiting our daughter and family.
Today I am going out with a realtor to visit a few older homes. Perhaps we can get the quality we want by remodeling a sturdy structure.

So exciting! I've experienced the downsize by moving from the US to Europe...and honestly, I find it refreshing. Less to clean, maintain, and it can feel more like home. You & Dad spend most of your time in that small den...keep that in mind. Yes, you will need to part with 1 or 2 of your 4 dearly loved sofas. Hope you find a place that makes you say "This is it!!"
Good luck with your house hunting!
When my kids grew up and I now live in a different city in an urban setting. I found a small condo in a hi-rise building in the city was great for me. It's not for everyone though. I like being able to walk a block or two and go to the store, a coffee shop or just window shop a very nice thing and I don't think I will ever want to willingly give up anytime soon. We are also lucky enough to live very near a huge park and marina. They say as you get older your 1 mile radius becomes more important because you tend to stick close to home. If that proves to be true and I'm still here then, I will be happy. :)
I call dibs on the comfy feather sofa! Just putting that out there in case it is one to go :)
Oh, you said FEATHER sofa. If I got rid of that one you kids wouldn't come to visit.
